Design

The design and planning process asks, analyzes and answers all the key questions:

    • What is being proposed and what are its needs, requirements and goals?

    • Where will it be located, and what are the conditions of that location?

    • Who needs to be involved... owner, financier, tenant, architect, engineer, facilities manager, regulatory agencies, construction manager, contractor, etc.?

    • When does each phase (design, approvals, contracting, construction)need to be done?

    • How will all this be accomplished and, last but not least, how much will it cost?

A preliminary sketch exploring massing, forms,

elements & arrangements.

Site design factors include legal constraints, climate & environment, utilities, traffic, and screening.

Sketch floor plans indicated room uses,

sizes, and overall layout.

Building planning factors include access, circulation,

spatial needs for activities, adjacency, privacy & security,

and the relationship to the exterior environment.
