Design
The design and planning process asks, analyzes and answers all the key questions:
What is being proposed and what are its needs, requirements and goals?
Where will it be located, and what are the conditions of that location?
Who needs to be involved... owner, financier, tenant, architect, engineer, facilities manager, regulatory agencies, construction manager, contractor, etc.?
When does each phase (design, approvals, contracting, construction)need to be done?
How will all this be accomplished and, last but not least, how much will it cost?
A preliminary sketch exploring massing, forms,
elements & arrangements.
Site design factors include legal constraints, climate & environment, utilities, traffic, and screening.
Sketch floor plans indicated room uses,
sizes, and overall layout.
Building planning factors include access, circulation,
spatial needs for activities, adjacency, privacy & security,
and the relationship to the exterior environment.
